Official Plan and Zoning

If you want to use or develop your property it must comply with the Official Plan and the Zoning By-law. If your existing or proposed use is not allowed, you may apply for an official plan amendment, zoning by-law amendment or a minor variance.

An official plan describes the policies on how land in the Township should be used. The plan contains the goals, objectives, and policies to help with the Township's future planning and development needs. Once a plan is in effect, it guides all of the Township's planning decisions. There are two official plans in effect that must be considered in planning decisions:

A zoning by-law controls the use of land in the Township. The zoning by-law states exactly:

  • How land may be used
  • Where buildings and other structures can be located
  • The types of buildings that are permitted and how they may be used
  • The lot sizes and dimensions, parking requirements, building heights and setbacks from the road

The Township zoning by-law is a legally enforceable document. Any construction or new development that does not comply with the by-law is not allowed. The Township comprehensive zoning by-law divides the municipality into different land use zones:
